In the majority of cases, a project will consist of some of the following stages.
Firstly, all projects start with a free preliminary visit to your home to discuss your requirements and explore some initial ideas. This may result in some initial sketches to help you develop your ideas and provide you with some choices to consider. You may already have an architect or, if not, we have great relationships with many of Oxfordshire’s finest practices and we would be delighted to introduce you. We also know many fine interior designers if you would like to discuss
At the appropriate point, we will create a proposal defining exactly what we will provide and this will detail all of the costs involved.
You may require assistance with planning permission and, working with the architect, we can assist with aspects of both planning permission and building regulations or even manage the whole process for you. In this case, we would handle the application process by submitting the plans to your planning authority, monitoring progress and following up on any queries.
Similarly, working with our team or our chosen partners, we can conduct any feasibility, viability studies or surveys. You will therefore receive detailed drawings, full architectural plans, schedules of works, tender documents and contracts for your consideration before any work commences.
On acceptance of the final contract, the first step is usually site clearance, which may involve demolition of any existing structures to be cleared, and setting up the site for work. The groundworks phase normally follows, where we start work on footings, drainage and the substructure. As the blockwork, brickwork, stonework, exterior insulation and timber frame stage starts, we arrange for first lift and second lift scaffolding to be erected and materials, such as steels, floor joists and roof trusses to be delivered.
Quality, efficiency and reliability
Our team will provide full project management of the build working in conjunction with our trusted partners, including architects, structural engineers, and building control specialists, for example.
Depending on your project, roof tiling and flat roof finishing or external structural alterations will occur at this juncture. Once the outside is watertight and fitted with new windows and doors as required, we move inside to install staircases, remodel the layout, fit and insulate internal partitions.
New electrics and plumbing will be installed at the “first fix” phase and then plasterboard addition, plastering, new kitchen and bathroom units, specialist joinery such as bespoke fitted cupboards or a handmade kitchen will be fitted. Tiling, flooring, and skirting board installation can then be undertaken. At the second fix, the white goods are plumbed in and the electrics are finished, which usually precedes the decoration phase. At this stage, painting and wallpapering will take place and any new carpeting can be fitted.
Once these initial works are completed, the project manager will review the complete work and compile a snagging list of items that just need finalising to ensure a high quality finish. When these items are completed to our satisfaction, we arrange a formal handover with our client. We then conduct a full satisfaction survey to ensure that we have delivered according to the agreed specifications and that our client is delighted with the results.
Whilst our client is typically the home owner, we also work with self-builders and developers and take the same care to ensure they are also delighted with the results of our work.
